Bear Lake West is located on the scenic west side of Bear Lake, just north of the Utah–Idaho state line.

Our community is made up of two associations:
  • Homeowners Association (HOA): 626 lot owners across Bear Lake West Subdivisions 1–10, including Country Club Estates, the Golden Bear Condos, and Subdivisions 11–14 along Lakeside Drive (about one mile north of the main entrance).
  • Property Owners Association (POA): 402 lot owners in Bear Lake West Plats B & C, located at the top of Loveland Lane just before entering Fish Haven. Learn more at bearlakewestpoa.com.  Together, the HOA and POA co-own our community amenities, which include:
  • A scenic 9-hole golf course
  • Restaurant, pro shop, and sports bar
  • Private beach access
  • Swimming pool, toddler pool, and hot tub
  • Showers and two tennis courts

Annual HOA, POA & Amenities Meetings

Save the Date: Annual HOA, POA & Amenities Meetings
 A reservation has been secured for the HOA, POA, and Amenities Annual Meeting at the Sunrise Event Center in Garden City. The meeting will be held on the third Saturday in August, the 15th. As in previous years, the HOA Member Meeting will run from 10:00 to 11:00 a.m. in Sunrise Hall, while the POA will meet concurrently in the Moose Hollow Room. At approximately 11:00 a.m., both meetings will adjourn for a short refreshment break. The Amenities Meeting will begin at 11:30 a.m. and conclude around 12:30 p.m.
 
This reservation was coordinated with Amy Karcher, Treasurer and Secretary of the POA. The third Saturday was selected because the second Saturday conflicts with Raspberry Days in Garden City.
 
More details will be shared as the date approaches.

Monthly Water Bill Change
Water billing will return to an annual schedule rather than a monthly schedule. The remaining six months of water charges for 2026 will be included on the July 2026 invoice.  Notice of Change
 
Dyer's Woad
Many of you have noticed how widespread Dyer’s Woad has become this season. This invasive weed spreads quickly and is difficult to control once established. This document, which includes photos, identification tips, removal guidance, and the CC&R section related to weed control.
 
We also spoke with Todd Transtrum, Supervisor for Bear Lake County Weed Control. He has offered to provide herbicide for Dyer’s Woad to BLW members at no cost. In some cases, depending on the situation, the county may also be able to assist with spraying. Members may contact Todd directly at 1‑208‑221‑0305 for more information.
BEAR LAKE FIRE DISTRICT OFFICIAL BALLOT LANGUAGE

BEAR LAKE FIRE DISTRICT OFFICIAL BALLOT LANGUAGE – PERMANENT OVERRIDE LEVY BEAR LAKE COUNTY, IDAHO BALLOT QUESTION Shall the Board of Commissioners of the Bear Lake Fire District be authorized, pursuant to Idaho Code §63‑802(1)(h), to permanently increase the District’s property tax budget limitation to allow a levy rate not to exceed 0.00060 (six-hundredths percent) of taxable assessed value, beginning October 1, 2026? The revenues from this levy shall be used to staff, equip, operate, and maintain fire protection and emergency services. This levy shall be permanent and shall become part of the District’s established base budget. STATEMENT OF IMPACT The proposed permanent levy is estimated to result in a tax of approximately $60.00 per $100,000.00 of taxable assessed value per year, based on current assessed values. Actual taxes may vary based on future assessed valuations and changes in taxable property. VOTING OPTIONS  YES – I am in favor of authorizing the permanent levy rate up to 0.00060 of taxable assessed value for the Bear Lake Fire District.  NO – I am against authorizing the permanent levy rate up to 0.00060 of taxable assessed value for the Bear Lake Fire District.
